Development of an integrated redevelopment concept, including proposals for a functional purpose, a financial model and an architectural and planning solution.

The project site of 50 000 sq m is located at the intersection of Dmitrovskoe highway and Moscow Automobile Ring Road. It has been disused for almost a decade as the construction had stopped halfway due to the economic recession in the late 2000s. The client`s former strategy to position the building as a 3S (Sales + Service + Spare Parts) hub seeks comprehensive revision.

 

Our proposal developed as a part of the Open Competition takes advantage of the building`s unique features. Its excellent accessibility by road and non-standard layout with a mix of spacious rooms allow for complex engineering solutions and flexible use. According to the concept, the site would become a storage facility for valuable items of various types and sizes (paintings, jewellery, luxury cars, rare books and documents). The service would target private individuals with high incomes as well as the corporate clients (art galleries, collectors clubs, archives and other). Additional facilities include helicopter storage and maintenance, showrooms and private space for collectors meetings.
